How do I schedule a showing?
After filling out the contact form on our website, a leasing agent will be in touch to gather some more information and schedule a showing at a time convenient for you. You can also find our properties on most rental listing sites and send an inquiry that way
What is the application process?
There is a $50 application fee that, if approved, is 90% refundable. A credit and background check are ran. To financially qualify, we require monthly income be at least 3 times the monthly rent and credit score at 700. Some documents required include pay stubs, drivers license/passport, and social security card.
Are your buildings pet-friendly?
Our buildings for the most part are pet friendly. There is a restricted breeds list that we follow that you can find here. There is a non-refundable($300) and refundable($200) deposit required as well as a monthly pet fee($40-60 per cat/dog).
What is required to move-in?
Upon completing the application process, future tenants can place a “holding deposit” on their desired unit equal to one month’s rent, this essentially reserves that unit for you. That will in turn become your security deposit. When move in day comes, tenants must have 1st months rent, proof of renter’s insurance, and utilities transferred to tenants name.
Does rent include utilities?
We charge you a monthly rent and a monthly water fee. All other utilities (such a electric, cable, internet) are set up on the tenants end in their name and their responsibility.
How do maintenance requests and rent payments work?
All maintenance requests and payments can be made on your tenant portal. You will gain access to your tenant portal after application approval and prior to move in. Your portal is also where you can sign all leasing documents.
Do you offer short-term leases?
We try to keep all our tenants on 12 month terms. There are some occasions and exceptions that we can make if looking for a short term lease
Can I sublet my apartment?
We do not allow subletting of apartments, it is stated in your lease.
